Our process

From application to payoff, step by step.

This is what happens after you send us a deal — the six-step underwriting review, closing, draws, and payoff.

1. Application

The process starts when you send us a deal. There are two paths: the full application form (property details, budget, exit strategy) or a quick summary of the deal via our short form — whichever is faster for you.

A first response typically lands within 24 hours. If the deal is a fit, we'll ask for the documents we need to move to underwriting.

2. Borrower review

We evaluate the borrower's experience, background, and prior project portfolio to ensure you have the capability to complete the project as proposed. Fresh operators aren't disqualified — partnering with an experienced builder or GC can bridge the gap on your first deal with us.

3. Project analysis

We review the scope of work, renovation plans, budget, and projected timeline to confirm the project's overall feasibility. Realistic budgets close faster than optimistic ones — plan for contingencies.

4. Property evaluation

We analyze the property's current condition, comparable sales, after-repair value (ARV), purchase price, and estimated repair costs. Where the ARV depends heavily on comps, we may require a full appraisal.

5. Financial review

We assess your liquidity, credit, and financial capacity to complete the project successfully — including the ability to cover carrying costs and any overruns. Cash reserves matter more than credit score, especially for rehab loans.

6. Risk assessment

Every loan is evaluated for potential risks: market conditions, property type, exit strategy, and borrower reliability. Terms may be adjusted to ensure appropriate protections — a slightly lower LTV or an interest reserve, for example.

7. Final approval & terms

Once underwriting is complete, we finalize the loan terms — loan amount, interest rate, fees, and any conditions — and prepare a term sheet for your review. Terms are quoted upfront; no surprises at the closing table.

8. Closing

Once the term sheet is signed, closing typically happens within 7–14 days for a clean deal — faster if title is already clear. Your business entity is on the note; you personally guarantee it.

9. Draws (rehab loans)

On fix & flip, new construction, and other rehab loans, funds are released as draws against completed work. Smaller items can often be released against photo evidence; larger items require an inspection.

Interest accrues only on the drawn balance — you don't pay interest on funds that haven't been released yet.

10. Payoff

Your loan is paid off at the exit — a resale, a long-term refi, or a 1031 exchange. There is no prepayment penalty, so you can pay off earlier if the deal moves faster than planned.
