How it's calculated

The daily-interest formula

Interest is calculated using a daily rate, then multiplied by the number of days in the month. This means what you earn each month scales exactly with how many days are in it.

Principal × (Annual Rate ÷ 365) × Days in the Month = Monthly interest

For $500,000 at 11% annually, in a 31-day month:

500,000 × (0.11 ÷ 365) × 31 = $4,671.23

Common questions about returns

Returns — FAQ

Rates step up at two thresholds: $500,000 (11%) and $1,000,000 (12%). Below $500K you earn 10%. The tiered structure exists because larger placements let us fund larger deals more efficiently — and we share that back with investors.

Total capital placed with AVCG at the time — not per loan.

Interest is paid out monthly to your account, not compounded. If you'd like to reinvest, you can add the monthly interest back to your placement — that effectively compounds it.

No. Returns are not guaranteed. They are secured by first-lien mortgages on real property, which is what allows us to target the rates we do. Read how we protect capital for the full picture.
