Investor FAQ

Everything you need to know about investing with us.

Answers to common questions from investors — returns, security, payments, and onboarding.

General

Apple Valley Capital Group provides short-term loans for fix-and-flip real estate projects in Ohio, funded by private investor capital.

We are located in Northeast Ohio. While our properties are based in Ohio, our investors come from all across the United States.

We pride ourselves on quick turnaround times. Expect to hear back within 24 hours.

Returns & payments

Earn 10 – 12% annually depending on how much capital you place. Interest accrues daily and is paid out monthly. See the full tier breakdown.

Our standard loan term is 12 months.

Interest is calculated using a daily interest rate. The formula is:

Principal × (Annual Rate ÷ 365) × Days in the Month

For $150,000 at 20% (illustrative — not an actual AVCG rate), in January (31 days):

150,000 × (0.20 ÷ 365) × 31 = $2,547.95

Interest payments are made monthly, deposited directly into your designated bank account.

Security & protection

Yes. All loans are secured by a first-position mortgage on real property.

As a first-lien holder, AVCG has priority to recover from the property. Ohio is a judicial foreclosure state; the process typically takes 6–8 months. Read how we protect capital for the full walk-through.

Onboarding

Two forms: a completed AVCG Direct Deposit form and a completed W-9. That's it.

Yes. See the IRA / 401(k) guide for how funds flow and which custodians we work with.
