How we protect your capital
First-lien secured. Underwritten in-house. Every deal.
Investor returns are only credible if the capital behind them is safe. Here are the layered protections behind every AVCG loan.
Every loan is structured to protect your capital.
Maximum loan-to-value
Minimum borrower equity
Secured first-lien position
Underwriting on every deal
First-lien security
What 'first lien' actually means for you.
A first-lien mortgage is the strongest secured position on real property. If the borrower defaults, the first-lien holder is repaid first from the proceeds of the property — before any other creditor.
Every AVCG loan is secured by a first-lien mortgage on a specific, non-owner-occupied property in Ohio. Your capital sits behind that lien, not behind fund shares or a pooled promise.
Six-step underwriting
Every deal, every time.
No third-party rubber stamps. We underwrite the borrower and the property in-house — using the same six-step review, applied consistently.
- 1
Borrower review
Experience, background, and prior project portfolio.
- 2
Project analysis
Scope, budget, and timeline for feasibility.
- 3
Property evaluation
Current condition, comps, ARV, purchase price, repair costs.
- 4
Financial review
Liquidity, credit, and capacity to complete the project.
- 5
Risk assessment
Market, property type, exit strategy, borrower reliability.
- 6
Final approval
Terms finalized and quoted upfront on the term sheet.
LTV & ARV
Why we cap at 65% of after-repair value.
We size loans to a maximum of 65% of the property's after-repair value (ARV). That means the completed property has at least 35% equity above the loan.
That buffer is what protects capital when a project runs long, comes in slightly under ARV, or the market softens between term sheet and payoff. It's also what lets us target attractive rates without needing personal guarantees to do the heavy lifting.
Insurance requirements
Every property carries insurance — with us named on it.
Property insurance must name Apple Valley Capital Group as additional insured and mortgagee, with a certificate current at all times. If the property is damaged or destroyed, insurance proceeds go to paying down the loan before the borrower.
