IRA / 401(k) funding
Put your retirement funds to work in real estate debt.
Self-directed IRAs and Solo 401(k)s let you invest retirement capital in private real estate loans — often tax-deferred or tax-free — without the market volatility.
- Works with the major SDIRA custodians
- Same tier structure (10 / 11 / 12%) as personal capital
- Monthly interest flows back inside your retirement account
What is an SDIRA?
Retirement funds, invested in real assets.
How funds flow
From your IRA to a first-lien loan.
- 1
Open (or use) a self-directed IRA
A self-directed IRA (SDIRA) or Solo 401(k) lets you invest retirement funds in alternative assets like private real estate debt — not just stocks and bonds.
- 2
Transfer or roll funds to your custodian
Your custodian receives the funds from your existing retirement account (transfer or rollover) — a tax-free move if handled correctly.
- 3
Direct your custodian to invest with AVCG
You submit a short direction form to your custodian, and they wire the placement to AVCG. We handle the loan-level paperwork; your custodian holds the note in the name of your IRA.
- 4
Interest flows back tax-advantaged
Monthly interest is deposited into your IRA account — tax-deferred (traditional) or tax-free (Roth) inside the account, per the rules of your retirement vehicle.

We work with the major SDIRA custodians (Equity Trust, Advanta IRA, Directed IRA, Quest Trust). If your custodian isn't on this list, we can usually still work with them — just let us know.

Yes. Because the investment is inside your retirement account, interest is not reported on a 1099-INT to you personally. Your custodian reports as needed. Consult your CPA on your specific situation.
