What documents you'll need to close

A short checklist — with why each document matters.

AVCG asks for a short, focused set of documents to close. Each one exists for a reason — here's the list and the why.

The checklist

  1. Business entity documentation — operating agreement or articles of incorporation
  2. Driver's License or other government-issued photo ID
  3. Credit report (score and factors)
  4. Purchase agreement and any addenda
  5. Scope of work
  6. Proof of property insurance (naming AVCG as additional insured and mortgagee)

Why each one

Business entity docs

All AVCG loans are made to a business entity with a personal guarantee, so we need proof the entity exists and you have authority to sign on its behalf.

Photo ID

Standard KYC — identity verification for the guarantor.

Credit report

Not a bank-style credit gate — we're looking for red flags like recent bankruptcies or unresolved judgments.

Purchase agreement

Confirms the terms of the acquisition and that you have the property under contract.

Scope of work

Tells us what the rehab budget covers, how draws should be released, and what the completed property will look like.

Insurance

Every property is insured; AVCG is named as additional insured and mortgagee so any loss proceeds flow to the loan first.
