Fix & Flip vs Bridge vs New Construction vs Rental Refi
Four loan programs. A short decision tree and a use-case for each.
Every AVCG loan is short-term and first-lien secured. What varies is what the money funds and how the exit works.
Fix & flip
Use this when you're acquiring a property below market value, renovating it, and reselling within 12 months. AVCG funds purchase plus rehab in one loan, with rehab released as draws.
Bridge
Use this when you need to close now while permanent financing catches up — a bank refi in underwriting, a 1031 exchange in the exchange period, or a pending sale. Speed is the whole point.
New construction
Use this to fund a ground-up single-family or small-multifamily build on a lot. Land, hard, and soft costs together, released in milestone draws.
Rental refinance
Use this to take out an existing rehab loan or pull cash out of a stabilized rental while a long-term DSCR or bank refi is being underwritten.
